Compare Tampa and St. Petersburg by county first, then by the homes that actually fit your budget and commute. Tampa sits in Hillsborough County. St. Petersburg sits in Pinellas. Recent Redfin data puts the city of Tampa’s median sale price near $450K and St. Petersburg’s near $425K, but the right address still comes down to payment, insurance, flood maps and how you’ll move around the bay.
This is a relocator’s side-by-side, not a ranking. I’ll walk you through what the numbers say right now, what never shows up in a median, and the questions I use with buyers looking at Tampa, St. Petersburg, Clearwater and Palm Harbor. Why Does “Tampa vs St. Pete” Really Mean Two Counties?
Because county lines drive taxes, appraisers, emergency maps and a lot of the paperwork you’ll see at closing.
Tampa is in Hillsborough County.
St. Petersburg, Clearwater and Palm Harbor are in Pinellas County.
Nearby inland options many relocators also tour, such as Lutz, Wesley Chapel, Land O’ Lakes and Odessa, sit north in Hillsborough or Pasco, depending on the exact address.
So when someone asks me “Tampa or St. Pete?”, I usually translate that to: Hillsborough or Pinellas, and which side of the bay you’ll cross most weeks. [LINK: Hillsborough vs Pasco vs Pinellas]
What Do Recent Sale Prices Say?
Medians are a starting point, not a quote on the house you like. Redfin’s figures below cover all home types for the three months ending September 2026:
Sources: Redfin Tampa, Redfin St. Petersburg, Redfin Hillsborough County, Redfin Pinellas County.
What should you take from that table?
A few practical reads:
City medians run higher than the county medians. The City of Tampa and St. Petersburg numbers pull in denser, often pricier stock than the full-county mix.
Both cities have been taking longer to sell than a year ago in Tampa’s case, and holding roughly steady in St. Pete’s. More days on market usually means more room to compare listings, not a guarantee of a discount.
Pinellas’s county median has been rising while Hillsborough’s has been roughly flat to slightly down. That doesn’t tell you which house is the better buy. It tells you to pull fresh comps for the exact pocket you’re shopping.
Freddie Mac’s 30-year fixed averaged 7.18% as of November 5, 2026, down from 7.24% the week before (Freddie Mac PMMS). Your lender’s quote on your credit and down payment still matters more than the weekly average.
How Do Commute and Airports Usually Factor In?
I don’t invent drive times for you. Traffic changes by hour, and your job or family pattern is the only clock that counts. What I do map with buyers is the pattern:
Tampa International Airport (TPA) sits on the Tampa / Hillsborough side.
St. Pete–Clearwater International (PIE) sits in Pinellas.
The Gandy Bridge, Howard Frankland Bridge and Courtney Campbell Causeway are the main links across the bay. If your work, doctors or flights sit on one side and your shortlist sits on the other, you’ll cross those bridges often.
Before you fall for a floor plan, write down the two or three trips you’ll make every week. Then test those routes at the hours you’d actually drive them.
Why Can’t You Skip Flood and Evacuation Checks?
Because the two maps answer different questions, and both are address-specific.
A FEMA flood zone is about mapped flood risk and often ties to insurance and lending.
A hurricane evacuation zone is about who local officials may ask to leave before a storm surge event.
A home can sit outside an evacuation zone and still have flood exposure from rain or a nearby waterway. The reverse happens too. Check both for every finalist:

Hillsborough evacuation (HEAT): Find Evacuation Information
Pasco (if your search spills north): Find My Flood Zone
Get a real insurance quote on the address before you write an offer. Zone X does not mean “no flood policy ever,” especially if you’re looking at a Citizens policy that renews after January 1, 2027. Where Do Clearwater and Palm Harbor Fit?
Plenty of relocators who start with “Tampa or St. Pete?” end up touring Clearwater, Palm Harbor, Dunedin, Safety Harbor, Oldsmar or Tarpon Springs once they see Pinellas up close. Those are still Pinellas County decisions: same county tax and flood tools, different product mix and different bridge patterns depending on where you work.
Team Sigh’s October roundup, pulling Redfin, put Clearwater’s recent median sale price around $380K, up about 7% year over year (Team Sigh). Treat that as another data point, then verify the homes on your shortlist.
What Questions Should You Answer Before You Book Tours?
Here’s the framework I use:
Which side of the bay holds your weekly trips? Work, airport, doctors, friends already here.
What’s your all-in monthly number? Principal and interest, taxes after the sale resets the assessment, homeowners insurance, flood if needed, HOA and any CDD. Six ownership cost lines
What housing types are you open to? Single-family, townhome, condo. Condo buildings add reserves, milestone inspections and association rules to the checklist.
Have you looked up flood zone and evacuation zone for each address? Screenshots help when you’re comparing from out of state.
Are you comparing city medians or the pocket you actually want? South Tampa, downtown St. Pete, a waterfront condo and an inland resale can share a metro label and still live like different markets.
I help relocators work through this across Lutz, Wesley Chapel, Land O’ Lakes, Odessa, Carrollwood, Westchase, Clearwater, Dunedin, Palm Harbor, Tarpon Springs, Safety Harbor, Oldsmar and St. Petersburg. The goal isn’t to pick a winner for you. It’s to make sure the first tour trip matches how you’ll actually live here.

FAQ: Tampa vs St. Pete for Relocators
Is Tampa more expensive than St. Petersburg right now?
On Redfin’s three-month figures ending September 2026, the City of Tampa’s median sale price was about $449,786 versus about $424,748 in St. Petersburg. County medians were closer: roughly $394K in Hillsborough and $392K in Pinellas. Your specific home can sit well above or below those medians.
Are Tampa and St. Pete in the same county?
No. Tampa is in Hillsborough County. St. Petersburg is in Pinellas County. That matters for property taxes, appraisers, flood and evacuation tools, and a lot of closing paperwork.
Should I look at Clearwater or Palm Harbor too?
Often yes, if Pinellas is in play. Many buyers who start with St. Pete also tour Clearwater, Palm Harbor, Dunedin, Safety Harbor, Oldsmar or Tarpon Springs. Compare commute patterns and all-in monthly cost the same way you would for Tampa or St. Pete.
Do I need flood insurance in Tampa or St. Pete?
It depends on the address, your lender and your carrier. Check the FEMA flood zone and get quotes before you offer. If the policy would be with Citizens and renews after January 1, 2027 with wind coverage, Citizens’ flood rule may apply even in Zone X.
How do I decide without touring both sides of the bay?
Start with your weekly trip list and a real payment budget. Then use video walk-throughs and address-level insurance quotes to cut the list before you fly. A focused first trip beats trying to see every zip code in one weekend.
